Master planned communities offer well designed areas for development that integrate the majority of need of property buyers.

Consider developed areas – If you have decided on a particular region to buy a property, try to buy in a developed and professionally master planned area. Utilities, drainages, security, schooling, health care and etc. are usually well integrated within the development and adds a positive resale value to your property purchase.  Building a mansion in the middle of a rice field may not be as sound as building an above average home in a developed neighborhood for the same amount.

Transportation routes and terminals – Do you own a car or do you take a taxi? Whichever way you move around should determine the location of your property. Not everyone is willing to buy a car. Many prefer to put the investment cost of a car into the property instead. If you own a car, consider parking, the condition of the road, and the traffic from home to work or school. If you are a modern urbanite, pick a property near train stations, bus and shuttle terminals, and taxi routes.

Work – do you prefer to live near or far away from work? City traffic is not a joke and most city workers own a halfway home in the city to avoid traffic blues.

School -  do you prefer to live near your children’s schools? Living near schools have its advantages and disadvantages. Its convenient for your children but the traffic school vehicles bring into a focused area should be considered.

Places of recreation – Does the idea of living by the beach, a resort or a golf course appeal to you?
