Your licensed Realtor has found you a tenant who is seriously interested in your prime property. There are several other prospects also inquiring but so far only one prospect has signified an intent to rent it out. The only thing the tenant is asking for is to lower the advance payment. Some landlords turn these prospects away and ask their realtors to find them another tenant. While this snobbish move would make sense for an asset where tenants line up for a chance to live in a sought after property, not all rentals have a strong following like this. If you have one only one serious tenant coming in, you may want to consider accepting or compromising on his offer. Remember, if your rental property is vacant for a certain period then you lose the rental revenues of that period. Sometimes the income loss from these vacancies are far greater than the interest income you were planning on earning from getting a full year’s advance rent up front. In a rental investment, always remember that you are not just competing against other units, you are competing against time. Make sure you weigh your options really well before you start rejecting your offers.
