Non-exclusive agents do not want other brokers to know about your property. No one wants to plant a crop for other people to harvest. Second, how many brokers can you manage? Can you manage 5 different personalities who tell you 5 different things and set 5 appointments per day? Hiring one broker, called an exclusive broker, will help you manage the other brokers because brokers work through networks. An exclusive broker will communicate, mange, inform, update, and brief the other brokers about your property on your behalf. A single broker knows at least 30 other brokers so you get at least 31 agents selling your property. An exclusive broker will also market your property to as many active brokers as he can as he is the only authorized seller of your property. Third, every time someone wants to view your property, it’s the exclusive broker who attends to the viewing to all the prospect buyers and network broker and not you. You can just sit back and relax. Sometimes less is more.
