An exclusive leasing arrangement between you and a licensed broker is ideal in many ways. For one, the exclusive broker will handle all the other brokers who are interested in renting out your property so you only get to talk to and update with one person.  The Exclusive broker will go out of his way to share his exclusive property with as many brokers as he can but will not do so under a non exclusive arrangement. Second, exclusive agents prioritize exlusive properties over non exclusive properties - you get a realtor working on your property on a full time basis. Third, your lease price becomes standardized. You dont end up with different brokers renting at different prices that confuses buyers. Fourth, exclusive brokers are willing to invest more money in an exclusive property than a non exclusive one. They would advertise your property in different medias and list it in a multiple listing system for other brokers to offer through them which you do not have access to. Fifth, you rent your property faster and at a higher price as the property is managed by a professional as they have a network of sellers and buyers that are already existing.
