Can i ask for repairs before i move in?

In some cases, yes. You should point out all the flaws that you cannot live with to your Realtor so he could negotiate the repairs with your landlord. Remember, the landlord is not obliged to fix anything for you before you move in. As far as he is concerned, you are renting his property on an "as is" basis.
